Alrose is an established manufacturing company engineering motion-controlled systems across a range of sectors including industrial, medical and maritime. Previously located in Langtoft, then Werrington and now based in Peterborough. The nature of their operation requires a specific set of requirements for any building they occupy.
Jon Aconley is the MD and was keen to purchase their next property rather than take on another lease. To help them with this process Jonathan Hand (The Lease Negotiator) was recommended through the business consultant they were working with.
“We had reached the stage where we wanted to own the building so we could make the changes we needed and grow into the additional space. At the time there wasn’t much available.”

Identify the need
It was going to be a time-consuming task to identify a suitable site and complete the moving logistics. As a manufacturing operation, there are a lot of machines which meant the installation of electrics was a priority. The amount of space was also important because of the operational flow of materials around the factory with deliveries in and out of the building.
“Negotiations can be difficult and if you’ve invested your time and resources into customising a site you can lose some of your bargaining power. We had already discussed purchasing a building and this seemed a good time to go ahead with our plan.”
Previous buildings had been in the surrounding area which meant the location of a permanent site that could be adapted to their specific needs was important. Creating a central hub in Peterborough was ideal in terms of access and distribution routes.
Deliver the solution
Two suitable buildings had been found in Orton Southgate, Peterborough. These were part of a terrace and next door to each other. In weighing up both the options, it was the end terrace that had more space and the freedom outside to accommodate the flow of goods.
As part of the Government’s COVID support package, they were offering special mortgage deals to help businesses. Jon wanted to take advantage of this so they could purchase the building. The process of securing the finance was started but took much longer than expected due to the amount of paperwork.
“We didn’t have experience in the commercial property market but Jonathan was a great sounding board. He was able to guide us, liaise with the vendor’s agent and reassure them that it was the process holding everything up and we were going as fast as we could.”
Jonathan’s knowledge would prove invaluable because he understood how the relationship could work. He was also very familiar with the site and the buildings which meant he could confirm they had been well maintained.
