If You Are Thinking About Moving Premises, First Check Your Existing Lease.

Spring is in the air, daylight is getting longer, the weather is getting warmer and optimism continues to grow.

Over the past few blogs, I have shared with you my experience of the growing number of companies who are looking to move premises.

As you start to plan and consider your next move, one of the first things that you should do, is check the details of your existing lease (or send it across to someone like ourselves who can dig out the relevant information for you). 

This is critically important as it establishes the framework for your move.  Timing being the big one.  Is there a break clause, if there is, what is the notice period and what conditions do you have to satisfy, or is your lease ending?  Is the lease contracted out or inside the security of tenure provisions and what is your repairing liability for handing the property back to the landlord? 

The objective of getting this information is to provide clarity and it also helps to reduce your costs.

Moving from one commercial property to another, is tricky, as you are trying to align parts that are sometimes outside of your control.  However, by having your lease checked at the start of your moving process and being aware of the pertinent details, you save time, you save effort and the foundation for a smoother moving process is set.
