A Commercial Property Expert (Advisor), Do You Need One?

Commercial property can be a large part of a business’s overhead, so making the right property decisions are critical.The commercial property process is littered with potential pitfalls and any mistake (however small) can cost you money.  As a business owner, where can you turn to for advice?  

Searching for that person to help, can be a challenge, as there’s no one defined job title for a person that represents business owners in property matters. You will probably be familiar with the term commercial property agent.  They tend to be the people that provide advice to landlords and property owners and market properties on their behalf.  Whilst landlords can search for commercial property agents and very quickly get a list of people to help, as a business owner looking for advice, what would you type in to Google (other search engines are available) to find someone to help you? 

Common search terms are :-

  • Commercial Property Expert
  • Commercial Property Advisor (or Adviser)
  • Commercial Property Consultant
  • Acquisition Surveyor
  • Occupier Services Surveyor

So is appointing an advisor the right decision for you, here are some things to consider?

  • Have you already got a good grasp and knowledge of commercial property matters?
  • Have you already made mistakes and feel that you now have sufficient knowledge, not to be burnt twice?
  • You are not prepared to delegate this very important task to an outside third party?
  • Have you a strong relationship with a commercial property agent and are happy to rely on them?
  • Have you got plenty of spare time to research and learn what you need to know?
  • Are you happy to delegate parts of the process to a knowledgeable team member?
  • You don’t want to pay money to an advisor and struggle to see any value in what help they can provide? 

If this is you, then appointing an advisor is probably not right for you, however, if:- 

  • You recognise that you have a gap in your property knowledge and are looking to significantly reduce your risk of being caught out.
  • You have not been getting the results from property decisions you had hoped for and want to try a different approach.
  • You see the value in getting an expert on board to improve results and save you time and money.
  • You recognise that your time is more valuable working on the business.
  • You do not want to pass to a team member and prefer to outsource to someone with the right expertise and knowledge.
  • You recognise that landlords and property owners pay commercial property agents to advise them and you want someone on your side, fighting your corner.

Then getting an expert (advisor) will be right for you.
