Hello.  Wow what a week.  Negotiations have been concluded and deals agreed and conversations are taking place with even more businesses and organisations who want and need to move but are struggling to find a suitable property.  Especially companies operating in the biotech, manufacturing, and storage and distribution sectors. 

It’s great to hear how busy companies are and some of the conversations, I’ve had this week, have been around those companies that have reached capacity within their existing property and so need to move to be able to realise the growth potential within their business.  Being unable to find a suitable property is putting a brake on their growth.

This poses a conundrum and a frustration for the leadership team.  At this point, one of three thing’s happens

As a member of the leadership team, you take on the responsibility for doing the search.  You probably don’t have enough spare time to dedicate to it, so you might contact a few agents, register your requirements, check on Rightmove and assume something will crop up.  Eventually, when you’ve not been able to find anything you give up the search. 

Alternatively as finding a new property is vitally important you might decide to dedicate more time to it, at which point, your focus drifts off the business and things you should be doing. 

Either way this is not the most effective use of your time.

The third option, is to engage a commercial property expert, who can help you through this process and help you reach your company’s growth ambitions.

Being in daily contact with the Commercial Property Agents and a depth of understanding of the commercial property, means that you often get to hear about properties coming to the market, before they do.  Imagine what a competitive edge that will give you.  Also by getting an expert to do the search for you, you are tapping into their knowledge and experience and also it means that you can use your time effectively managing and running the business.

The lack of supply of commercial property, especially in the lab and industrial sectors where the demand is highest, will hinder growth, so why not get yourself a competitive edge and give us a call.
